As an Independent Property Management Company, Cottage Realty provides residential property management and leasing services to Humboldt County property owners and tenants. Tenant Screening & Signing

*Cottage Realty carefully screens all prospective tenants. This includes verification of income, past rental references, a thorough credit check and when needed a co-signor.



*Once a tenant has been approved, a California Association of Realtors Lease Agreement is used which is clear and concise for all parties involved.

*Upon signing a lease, our policy is to collect a deposit plus the first months rent.



Accounting Services

We provide complete financial accounting to our clients each month. Our services vary depending on owners needs, but include:

*Collecting Rents promptly

*Paying Mortgages, Property Taxes, Insurance, Utilities and Maintenance.

*Providing Annual Tax Summaries.

*Arranging discounts with suppliers which we pass on to our clients.

*Paying monthly, quarterly or annual pay-outs to the owners.



Marketing

We endeavor to attract the most qualified applicants for a property by utilizing a variety of marketing tools while limiting the cost to the owner.
